What the crack is telling you
Not all cracks mean the same thing, and the difference decides whether you are buying a morning’s work or a new elevation.
Fine crazing across a panel is usually shrinkage in the render itself. It is cosmetic, it can be filled and it does not spread. A crack running straight out from the corner of a window or a door is stress at an opening, which wants cutting out, reinforcing and making good properly rather than filling. A stepped crack that follows the mortar joints behind the render is telling you about the wall, not the render, and that gets looked at before anything is priced.
Then there is the hollow patch, which usually has no crack in it at all. You find it by tapping. It is render that has parted from the wall and is being held on by the render around it, and it is the one that takes a whole section off in a cold snap.

A crack is where the wall told you. The tap test is how you find out how much of the render around it has already let go.
- Why it cracked in the first place
A blocked gutter, a cracked cill, a failed sealant line above the crack, a bridged damp course. Patch the render and leave the cause and you buy the same repair twice.
- What the render actually is
Sand and cement, a modern thin-coat system, monocouche or pebbledash all repair differently, and matching the texture matters as much as matching the colour.
- Whether a repair is the right buy at all
If more than roughly a quarter of an elevation sounds hollow, patching it is money spent twice: the sound answer is to take that elevation back and redo it. You get told that even though it is a smaller invoice to say the opposite.
How it is done
The repair itself
- Cut back to sound material
The failed area is cut out to a straight edge into render that is properly bonded, not feathered into the crack, which is why filler repairs reappear.
- Reinforce where it moved
Alkali-resistant mesh bedded into the basecoat across the repair and well past the old crack line, so the joint is not the weak spot next winter.
- Build back in coats and match the texture
Basecoat to the level of the surrounding render, then the finish worked to the same texture. On a through-coloured finish the repair is coloured, not painted.
- Be straight about the colour
A repair on a weathered elevation will not be invisible on day one. Render fades with the weather and a new patch has not had that yet. It blends over a season, and on a very patchy wall the better answer can be a repair now and the whole elevation later.
What moves the number
What affects the price of a render repair
- How much of it has actually gone. Found by tapping, not by measuring the crack.
- Access. A crack at eaves level needs scaffold or a tower; one at knee height does not.
- What system it is. Matching a thin-coat or through-coloured finish takes more care.
- The cause. Gutters, cills and sealant lines get sorted first or the repair is wasted.
- Texture and colour matching. A smooth finish is harder to hide a repair in than a textured one.
- Whether a repair is the right answer. Sometimes the honest quote is for the elevation.

There is damp inside on that wall. Will a repair fix it?
Maybe, and maybe not, and it is worth knowing which before you spend. Wind-driven rain through failed render is a common cause and repairing it does fix that. A bridged damp course, a leaking gutter or a failed cill will carry on regardless. We would rather find that at the estimate than after the scaffold comes down.
