What the customer wanted

A terrace in Churchtown that had been painted a drab olive grey at some point and had been that colour ever since. The render underneath had been patched more than once and the patches had all weathered differently, so the front was three shades of the same tired colour.

They wanted white, and they wanted the arched door recess and the bay canopy to still read as features rather than being flattened out.

What was there

Old painted render on what is almost certainly a solid wall, which is the normal construction for a terrace of this age. That rules a lot out. A hard cement finish on a solid wall traps moisture in the masonry instead of letting it out, which is why so much of the old render round here has blown in the first place.

The bay has a lead canopy over it and the door sits in an arched recess, so this is not a flat elevation with two holes in it. Every one of those returns has to be beaded and cut in by hand, and that is what takes the time.

What we did

Everything hollow or lifting came off first. Tapping the elevation, not looking at it, is how that gets decided, and it is why we do not price a render like this over the phone.

Then a breathable build-up: basecoat with mesh, primer, and a white through-colour silicone top coat. Breathable matters here rather than being a sales word, because on a solid wall the finish has to let the wall dry outwards.

The openings, the canopy and the door arch were all masked before the top coat went anywhere near them. The second photograph is that stage: the render is on and the masking has not come off yet.

The finish

White across the whole frontage, the bay and the arch still standing proud, and the neighbour's pebbledash next door for comparison.

A terrace front like this is a few days of render over a week or so on site once the strip back, the scaffold and the drying time between coats are counted.

Questions people ask about this

Why does the old render have to come off?

Only the parts that have failed. Anything hollow, cracked through or lifting comes off, because rendering over a failing coat means the new work fails with it, usually within a few winters.

Is a terrace like this a solid wall?

Usually, at this age. It matters because a solid wall needs a breathable finish. Sealing soft brick under a hard cement render turns a dry wall into a damp one.

Can you render around a bay and an arched door?

Yes, and it is the part that takes the time. Every return gets a bead and every curve is cut in by hand, which is accounted for in the written estimate rather than after the scaffold is up.
