Almost all of it is post-war
Netherton is a post-war town in the way Southport is not. The bulk of the housing went up between the nineteen fifties and the nineteen seventies, mostly semis and short terraces built for Liverpool overspill, and a large share of it was council built and is now owner occupied.
That stock is cavity walled, which is good news for choice, and a lot of it was finished with rendered or dashed panels between brick from new. Those panels are now sixty years old, which is a fair age for a render, and they are the single most common thing we are asked to look at here.
Panels, and why they crack where they do
A rendered panel set into brickwork cracks along its edges first, because that is where two materials that move at different rates meet. Patching the crack does nothing: it will open again in the same place the following winter.
The answer is usually to take the panel back and re-render it as a whole with mesh in the basecoat carried across the junction, or to render the full elevation so the junction stops existing. Which of those is right is a cost decision as much as a technical one, and it is worth having before the scaffold rather than after.
Inside, where most of the work actually is
Because the exteriors here are largely sound, most of what we do in Netherton is internal. Boarding and skimming after a knock-through, ceilings after a leak, artex over-skimmed, and garages finished off as rooms.
Artex from before the 2000s can contain asbestos, so we do not sand or scrape it. It is skimmed over, or tested first if there is any doubt. That is not caution for its own sake, it is the only sensible way to treat a ceiling of that age.

Do you come out to Netherton?
Yes. It is about eleven miles from Liverpool Road in Southport, down the A5036 or through Maghull. We are a Southport business that travels to Netherton rather than a local one, and we would rather say that than imply otherwise. The estimate is written down before anything starts and there is no separate travel charge on it.
Can artex be skimmed over?
Yes, and that is the right way to deal with it. Artex from before the 2000s can contain asbestos, so it does not get sanded or scraped. It is skimmed over, or tested first if there is any doubt about it.
Why does the render panel keep cracking in the same place?
Because it is cracking at the junction between two materials that move differently, not in the middle of the panel. Filling it treats the symptom. Carrying mesh across the junction, or rendering the whole elevation, treats the cause.
Do you charge to come and look?
No. Estimates are free and given in writing after we have come out and looked at the walls. We do not price rendering or plastering over the phone, because what a wall needs is decided by what is underneath it.
