Plasterer and Renderer in Skelmersdale
A nineteen sixties new town, and a render stock that all reached the same age together.
Built in one go, ageing in one go
Skelmersdale was designated a new town in the nineteen sixties and most of its housing followed within about fifteen years. There is very little Victorian stock and almost no solid wall, which makes it the opposite of the inner Liverpool districts.
The consequence is the same one we see in Kirkby: when the original finishes reach the end of their life they do it across whole streets at once. Most of what we are asked to look at here is not a fault, it is a sixty-year-old render that has done its job and is worn out.
Panels, cladding and non-traditional walls
A good deal of new town housing was built fast and not always in conventional brick and block. There are rendered panels between brick, timber-clad sections, and in places system and part-prefabricated construction.
A specification that is correct for a cavity brick wall is not automatically correct for a concrete panel one. That is a look-before-quoting job. Where a wall turns out not to be conventional we would rather say so and price it properly than find out with the scaffold up.
Warmth is usually the real question
Cavity walls of this period are often poorly filled or not filled at all, and a lot of the Skelmersdale enquiries that start as render questions are really warmth questions. A rendered insulation system deals with both at once: the wall gets warmer and the house gets a new finish.
It is a bigger job and a bigger price than render on its own, and it changes the depth at reveals, eaves and sills. Better to settle which of the two you want before anything is priced.
One practical note about Skelmersdale specifically: a lot of the housing is arranged in courts and closes rather than along streets, so access and where the scaffold and the skip go take more sorting out than usual. We would rather settle that before the first day than discover it on the morning.

Do you come out to Skelmersdale?
Yes. It is about twelve miles from Liverpool Road in Southport, over the moss through Ormskirk. We are a Southport business that travels to Skelmersdale rather than a local one, and we would rather say that than imply otherwise. The estimate is written down before anything starts and there is no separate travel charge on it.
Is external wall insulation worth it?
On a poorly filled cavity of this age, it makes a real difference to how the house feels, and you get a new finish out of the same scaffold. On a well-insulated modern house it is much harder to justify. It is worth being clear which you have first.
Can you render over timber cladding panels?
Not over them. Cladding usually comes off and the wall behind it gets assessed. What goes back depends entirely on what is under there, which is why this is a look-first job.
Do you charge to come and look?
No. Estimates are free and given in writing after we have come out and looked at the walls. We do not price rendering or plastering over the phone, because what a wall needs is decided by what is underneath it.
