Banks is West Lancashire rather than Sefton, out past Crossens on the flat ground toward the Ribble, and the exposure there is a different animal to the coast road. There is no dune belt and no run of houses upwind — a wall here can have a mile of open field and marsh in front of it, so wind-driven rain arrives with real pressure and hits the whole elevation rather than running down it.

Rain under pressure finds anything that is not properly closed: an open bead, a poorly formed reveal, a movement joint that was never put in. So the detailing round openings matters more here than the choice of top coat, and gutters and downpipes matter more than either. Most of the render failures on exposed elevations start as water getting behind the finish somewhere small.

A lot of the property out here is single-storey, extended, or converted from something agricultural, and that produces walls made of more than one material — original brick meeting blockwork, an old outbuilding tied into a new extension, a rebuilt section that never matched. Different substrates move at different rates and take a basecoat differently, which is exactly where a render cracks in a straight line a year later.

The answer is not a better top coat, it is what goes underneath: mesh reinforcement carried across every change of material, beads and joints set out where the wall will actually move, and the substrate stabilised before anything else happens. On a converted building it is worth pricing the preparation honestly rather than being told the whole thing can simply be skimmed over.

Single storey has one real advantage

Most of what we are asked to look at in Banks is bungalow height, and that takes genuine cost out of a job — a lot of it can be worked off towers rather than a full scaffold, and there is usually somewhere on the plot to put a mixing station and a skip without blocking a road. It is the opposite of the access problem on the terraced coast.

It is a run of four or five miles from Sheepfold Close in Southport out through Crossens, so it is a comfortable distance for us and we are out there regularly — but we are a Southport business travelling to Banks, not a local one, and we would rather say so than imply otherwise.

It is very common out here and it is handled in the basecoat rather than the top coat: mesh carried across every change of material and beads or joints set out where the wall will move. Ignore it and the render cracks in a straight line along the junction within a year or two.

Do we need a full scaffold on a bungalow?

Often not. A lot of single-storey work can be done off towers, which takes real cost out of the job, and there is usually room on the plot for a skip and a mixing station. We will tell you at estimate stage what access your property actually needs.

Anthony rendered the gable wall and single storey kitchen of my house. He did an excellent job of the work. Anthony fully explained the process and where he was up to as it progressed. He made sure that surrounding area and walls were protected from any debris or render during the process and did an excellent job of cleaning up both as it progressed and at the end.
