I received a first class service from Birkdale Plastering. Anthony always attended as arranged. He was invariably polite and hard-working and cleared any mess before leaving. I am very pleased with the finished job.

What garage conversions cover
A garage conversion is one of the cheapest ways to gain a proper room, and two things give away a bad one: the outside, where you can still see exactly where the door used to be, and the inside, where it still feels like a garage with plasterboard on.
Our part is fixing both. The infill wall rendered so the elevation reads as one surface, and the inside dry lined, insulated where needed and skimmed to the same standard as any other room in the house.

Frequently asked questions
Questions people ask about garage conversions
If the answer you want is not here, ring and ask.
Do you do the whole garage conversion?
We do the rendering, dry lining and plastering. Blocking up the door opening, floor build-up, damp proofing, windows, electrics and building regulations are a builder's and other trades' work. We come in to finish the shell into a proper room.
Will you be able to hide where the garage door was?
From the inside, completely. From the outside, rendering the elevation is what makes it disappear. Infilled masonry alone almost always shows, because new brick and mortar sit differently against forty-year-old weathered work.
Does a converted garage need insulating?
Effectively always. Garage walls are built to a lower standard than living space, often single skin, and the room will be cold and prone to condensation without insulation. Insulated plasterboard linings are the usual approach and are set by building regulations.
How long does the plastering stage take?
For a typical single garage, dry lining and skimming is usually several days once the shell is ready, plus drying time before decorating. Rendering outside is a separate stage and depends on scaffold or tower access and the weather.
Can the render match the rest of the house?
If the house is already rendered we will get as close as the existing finish allows, though weathered render never matches new exactly. On brick houses the usual approach is rendering the full elevation so the finish is deliberate rather than a patch.
Is a converted garage warm enough to use all year?
Once it is insulated, lined and heated, yes, it should feel like any other room. The things that undermine it are an uninsulated floor and unresolved damp, which is why both need dealing with before the walls are lined.
We do this across the area: Formby and Southport, and everywhere else we work.

About garage conversions in Southport
Losing the garage door opening
When the door is bricked or blocked up, you are left with a new panel of masonry sitting in an older wall. Even done well in matching brick it tends to show, because the new work has not weathered and the mortar is a different age.
Rendering the elevation is what makes it genuinely disappear. Depending on the house that might be the front elevation, or the whole frontage, so the finish runs uninterrupted and there is no rectangle of newer work catching your eye from the pavement.
Warm, dry and finished inside
Garages are built to a different standard to living space: single skin or uninsulated cavity walls, a cold floor and often no proper damp protection. Before it can be a usable room it needs insulating and lining out, and the walls need to be dry.
We dry line the walls and ceiling, insulated board where the specification calls for it, tape every joint, bead every angle and skim it out. The result should be indistinguishable from any other room once it is decorated.
Where we fit in the job
Straight answer, because it matters when you are planning: we do the rendering, dry lining and plastering. Blocking up the opening, floor build-up and damp proofing, windows, electrics and building regulations approval are for a builder and the relevant trades.
We come in once that is done and take it from bare shell to a finished, decorate-ready room, and we are happy to talk through the order of work if you are still getting the job planned.
