Open plots, and what that costs a wall
Blundellsands is detached and semi-detached villas on wide plots, a lot of them within sight of the dunes and the estuary. The plots are the point: there is no terrace either side to shelter the flanks, so both side elevations take weather as well as the front.
That is a different job from a mid terrace where only one face is exposed. It means scaffold on more sides, and it means the elevation nobody looks at is often the one in the worst condition, because it has been taking driven rain off the water for a century with nothing in its way.
Flat coastal light is unforgiving
A whole elevation visible from the road, on an open plot, in flat coastal light, is the least flattering combination there is for a render. Low sun rakes across a wall here for most of the year and shows up any wander in the coat underneath.
So the work goes into the basecoat rather than the top coat. Ruled flat, mesh properly bedded, beads run true. A top coat can only be as straight as what it is laid over, and on a house of this size there is a great deal of wall for a mistake to show along.
Original plaster inside
Houses of this class kept their interiors. Deep cornice, panelled ceilings, roses, arched hallways and moulded stair strings are all common, and a good proportion of it is intact.
The rule inside is the same as outside: work up to detail cleanly rather than burying it. Lath and plaster that has started to part from the joists is usually past patching, and overboarding and skimming is the sound answer, but it has to be worked up to the cornice rather than run across it.

Do you come out to Blundellsands?
Yes. It is about ten miles from Liverpool Road in Southport, down the coast road through Formby and Hightown. We are a Southport business that travels to Blundellsands rather than a local one, and we would rather say that than imply otherwise. The estimate is written down before anything starts and there is no separate travel charge on it.
Do all the elevations need doing at once?
Not necessarily, but on a detached house it is usually cheaper if they do, because the scaffold is the same scaffold. Doing one elevation now and another in two years means paying for access twice and living with a visible colour difference in between.
Why does the side of the house look worse than the front?
Because on an open plot it takes weather with nothing in front of it, and because nobody has been looking at it. Seaward flanks are almost always the elevation that fails first on this coast.
Do you charge to come and look?
No. Estimates are free and given in writing after we have come out and looked at the walls. We do not price rendering or plastering over the phone, because what a wall needs is decided by what is underneath it.
