Every one of those is a range for a reason. Two semis on the same street can be £3,000 apart once you have looked at what is on the walls and how you get to them.
What moves the price
Whether the old finish comes off
The single biggest swing on this list. Sound render can often be overcoated. Blown, hollow or cracked-through render has to come off, and that is labour, skip hire and a wall you cannot fully price until it is bare.
How much shape the house has
Two houses of the same square metre price very differently. Every bay return, canopy underside, corbel and reveal is beaded and cut in by hand.
Access and scaffold
A gable tight against a boundary, a conservatory in the way, or a drop at the back all change what the scaffold costs and how long it stands.
What is underneath
Solid brick, cavity, blockwork and insulated board all take a different build-up. On a solid-wall property, which is most of the older stock here, breathability decides the system.
The system you choose
Silicone costs more than sand and cement to lay and less to keep. Which is cheaper over fifteen years is not the same question as which is cheaper to buy.
Time of year
Nothing goes on with frost or driving rain forecast. Winter work can mean waiting for a window, and that is a programme cost rather than a materials one.

Yes, when the old render is sound. Overcoating saves the strip-out, the waste and the days it takes. It is only worth doing if what is underneath is stuck fast and flat. Rendering over a finish that is already letting go buys a few years and then costs the whole job again.
Does rendering a house add value?
It is not something we will put a figure on, because we render walls, we do not value houses. What we can say is what it does: it changes how the front of a property looks from the road, and a modern render system on a solid wall keeps weather out of brickwork that has been absorbing it.
