Two housing stocks in one place: what survived the clearances, and what replaced them.

Surviving terrace, and what it needs

Everton lost a great deal of its Victorian housing to the clearances, but the streets that survived are the same solid-wall terrace as the rest of the inner city: bay fronted, single leaf, and now well over a century old.

On those, the rule does not change. Breathable finishes only, anything hollow off first, and no hard cement over soft brick. A wall that has stood for a hundred and twenty years did so because it could dry out, and the quickest way to ruin it is to seal it.

What replaced them

Alongside that sits a large amount of nineteen sixties to eighties and modern build: low rise blocks, short terraces and estate semis, much of it with rendered or panelled elevations from new.

Those are cavity walled and the choice opens right up, but the renders on them are now reaching an age where they craze, and the panel junctions crack. That is a different job from the terraces and is priced differently, because the access and the build-up are both simpler.

The other thing worth knowing about that stock is that it moves. Buildings of that age settle and shrink for years, and the cracks that show up are almost always at the junctions rather than in the middle of a panel. Mesh carried across the junction absorbs that. Filling the crack does not, and it will be open again by the following spring.

Internal work on both

Whichever half of Everton a house is in, the internal work is much the same: ceilings, skimming out whole rooms, artex over-skimmed, and making good after alterations.

Modern rooms are lit with a lot of downlights and a wall that is only nearly flat is obvious at night. That is worth knowing before choosing between a skim over what is there and boarding it out properly, because on a bad wall the second is the cheaper answer in the end.

A fair amount of the work here is turning a house round between tenancies or before a sale, which usually means whole rooms rather than repairs and a fixed date to be out by. That is workable so long as the drying time is in the plan: fresh plaster wants four to seven days to go from dark pink to an even pale before anyone paints it, longer in winter.

Do you come out to Everton?

Yes. It is about seventeen miles from Liverpool Road in Southport, down the A59 through Aintree. We are a Southport business that travels to Everton rather than a local one, and we would rather say that than imply otherwise. The estimate is written down before anything starts and there is no separate travel charge on it.

Should I skim over the old plaster or board it out?

If the existing plaster is sound and reasonably flat, a skim over it is the right answer and the cheaper one. If it is hollow, blown or badly out, boarding it and skimming the boards gives a better wall for not much more, and it lasts.

Do you work on flats and maisonettes?

Yes. The work is the same; the access and the parking take more organising, and it is worth agreeing how that will run before the first day.

Do you charge to come and look?

No. Estimates are free and given in writing after we have come out and looked at the walls. We do not price rendering or plastering over the phone, because what a wall needs is decided by what is underneath it.

Anthony rendered the gable wall and single storey kitchen of my house. He did an excellent job of the work. Anthony fully explained the process and where he was up to as it progressed.
