Nineteen thirties semis, and the cavity that came with them
The bulk of Aintree went up between the wars, semis and short terraces along the roads out towards the racecourse, with post-war estates filling in behind them. Almost all of it has a cavity, which changes the picture completely from the inner city terraces a few miles south.
With a cavity the outer leaf can get wet without the inside going damp, and the wall does not depend on breathability the way a solid one does. Silicone thin-coat, monocouche and traditional systems are all realistic, and the decision comes down to the look, the state of the existing surface and the budget.
Pebbledash is the main event
Inter-war semis round here were dashed as a matter of course, and getting rid of it is the single most common request. It is also the most dramatic thing we do. A dashed semi that has looked dated for forty years reads as a completely different house once it is in a clean modern render.
Sound dash can sometimes be overclad, which saves the mess and the cost of removal. Hollow, cracked or lifting dash has to come off, and it makes a serious quantity of debris that has to be contained and taken away rather than left in a heap on a driveway.

Bays, canopies and porches take the time
An inter-war semi is not a flat elevation. There is nearly always a bay, often a canopy over it, frequently a porch, and every one of those has returns that need beading and cutting in by hand.
That is why two houses of the same square metre can price very differently. It is accounted for in the written estimate rather than appearing once the scaffold is up.
Inside, the inter-war stock here throws up the same jobs over and over: a knock-through made good, a chimney breast taken out and the wall left neither flat nor plumb, and a ceiling skimmed after a bathroom above it leaked. The chimney breast one is the giveaway, a flat patch on a wall that is not flat, and it is worth doing properly rather than filling.

Do you come out to Aintree?
Yes. It is about eleven miles from Liverpool Road in Southport, down the A59 through Maghull. We are a Southport business that travels to Aintree rather than a local one, and we would rather say that than imply otherwise. The estimate is written down before anything starts and there is no separate travel charge on it.
How much does it cost to get pebbledash off a semi?
It depends on whether it has to come off at all, on the wall area, and on the access. That is why we do not publish a square metre price. What we do give is a free written estimate after looking at the walls, with the scaffold and the prep priced into it.
Will render make my house warmer?
Render on its own, barely. Render over insulation boards, yes, noticeably. They are two different jobs at two different prices and it is worth being clear which one you are asking about.
Do you charge to come and look?
No. Estimates are free and given in writing after we have come out and looked at the walls. We do not price rendering or plastering over the phone, because what a wall needs is decided by what is underneath it.
