A loft room is the least straightforward space in a house to board and plaster. Nothing is a simple rectangle: coombed ceilings run into vertical knee walls, the apex changes angle, dormer cheeks return at awkward corners and every roof light has deep reveals that all have to line through.
This is the stage that turns a structurally finished loft into a room you would actually want to be in — and getting the angles and reveals right is what makes it read as part of the house rather than a converted attic.
Angles, coombs and knee walls
The junctions are what people notice. Where the coomb meets the flat ceiling, where it meets the knee wall, where two slopes meet at the apex — each of those lines has to be dead straight and consistent all the way along, because a loft room is lit from above and any wander in the line shows up immediately.
Boards are cut to the angle rather than fudged with filler, angles are beaded and taped, and the whole thing is skimmed as a continuous surface so the room reads as one shape.
Dormers and roof-light reveals
Roof lights sit in a deep opening, and the reveals around them are usually splayed to throw more light into the room. Those splays need to be even, symmetrical and square to each other, or the window looks like it has been fitted crooked even when it has not.
Dormer cheeks and heads are the same story: several small surfaces meeting at corners in a confined space. It is fiddly, slow work, and it is exactly where a rushed job gives itself away.

To be straight with you about scope: the work shown on this page is the boarding, plastering and finishing of loft rooms. Structural conversion work — steels, floor structure, staircases, dormer construction and building control sign-off — is a different trade and we would not claim it as ours.
In practice we come in either as part of a builder's conversion or after one, to board and plaster the space out. If you are at the early stage and still planning, we are happy to say honestly where we fit into it.

Questions we get asked about loft conversions
Do you do the whole loft conversion?
We do the boarding, plastering and finishing. Structural work — steels, floors, staircases, dormer construction and building control — is a builder's job, and we work alongside or after them. We would rather tell you that than take on work that is not ours.
How long does it take to board and plaster a loft room?
A typical single loft room is usually several days to board, tape and skim, depending on how many dormers and roof lights there are and how awkward the access is. Getting boards up a loft staircase is often the slowest part of the day.
Why do loft rooms crack more than other rooms?
Because a roof structure moves more than a masonry wall, with temperature and load. Proper board fixing, taped joints and beads at every angle absorb that movement. Most cracked loft rooms were boarded straight onto rafters with joints untaped.
Can you plaster around existing roof windows?
Yes. The reveals are boarded, beaded and skimmed so they splay evenly and line through with each other. Even splays make a noticeable difference to how much light the window seems to give.
Is insulation part of what you do?
We fit insulated plasterboard linings where that is the specification. Insulation between and under rafters is normally set by the conversion design and building control, and it needs to be right before anything is boarded over it.
Do I need to be out of the house?
No. Loft work is at the top of the house and can usually run with you living normally underneath. The stairs and landing get sheeted and protected, because that is where all the boards, waste and traffic go up and down.
