Large period property, and what that changes
Birkdale has some of the biggest and best-detailed housing in the area — substantial detached and semi-detached villas around the village and towards the coast, with wide gables, deep bays, canopies, porches and a lot of architectural shape to work around. That shape is the whole reason those houses look the way they do.
It also means rendering here is rarely just flat wall. Bays, canopy returns, corbels, string courses and mock-Tudor detailing all need beading and cutting in by hand. A crew that only prices flat square metres will either come in cheap and make a mess of the details, or come back and ask for more money once the scaffold is up.
Getting the finish right on a house that is on show
Plenty of these properties sit on wide, open plots where a whole elevation is visible from the road in flat coastal light — which is the least flattering light there is for a render. Any ripple in the float work, any join line where a wall was left half-finished overnight, shows up from across the street.
So elevations get worked in continuous passes, and colour and texture grade get decided against the actual wall rather than a chip. On a large frontage a slightly coarser grain often reads better than the finest one, because it breaks the light up instead of showing every trowel pass.
Interiors worth keeping
Inside, the Birkdale stock tends to have the most intact original plasterwork we come across — deep cornice, panelled ceilings, roses, moulded stair strings. Much of it has been painted so many times the detail has gone soft, and bringing it back is hand work rather than a machine job.
Where a room is being replastered we work up to that detail rather than over it. Skimming straight across an original cornice is quick, and it is not reversible.

My house has bays, a canopy and mock-Tudor detailing. Is that a problem?
It is normal for Birkdale and it is priced properly rather than as flat wall. Bays, canopy returns and corbels all need beading and cutting in by hand, which takes longer — we account for that in the written estimate rather than after the scaffold is up.
Will a new render match the neighbouring half of my semi?
We can get close on colour and texture and we will always try, but a neighbour's render has weathered and yours will be new, so the party line usually shows. Where both halves are done together the result is far better.
Do you cover the whole of Birkdale?
Yes. We are based on Sheepfold Close in Southport, so Birkdale is a short run out and there is no travel charge. We are usually able to come and look at a job within a few days of you calling.
